Finding the Perfect Match for 301 Welcome Center Boulevard

For nearly two decades, JKS Incorporated called 301 Welcome Center Boulevard home, and now, we’re searching for the perfect new owner to continue its legacy.

Located in Welcome, North Carolina, just a half-mile from I-285 and a short drive from downtown Winston-Salem, this 72,000+ square-foot facility sits on 9.294 acres of prime Davidson County real estate. With a central location between Raleigh and Charlotte, it offers both accessibility and opportunity for businesses looking to make their mark.

Could this be the ideal space for you and your business?

Industrial Meets Functional Interior

When my husband Will and I embarked on the journey of building this facility in 2006, it was the biggest business decision we had ever made. Leaving behind our original 1929 building on Liberty Street in downtown Winston-Salem was bittersweet, but we knew that our future needed a space designed with both efficiency and flexibility in mind. Will had the foresight to ensure that our new 72,000+ square-foot space would be adaptable—built not just for our needs at the time but for the many possibilities ahead.

From the outset, we embraced a modern design that was built to last. Our collaboration with Samet Construction resulted in a structure that is both timeless and unique, free from fleeting trends. The building’s exterior, defined by striking stand-up concrete walls, serves both an aesthetic and functional purpose. These walls provide robust structural support, allowing for an open, flexible interior layout ideal for manufacturing, warehousing, or other industrial or commercial applications. Painted in natural concrete tones for longevity, the exterior maintains a minimalist landscape that enhances the clean architectural lines and striking symmetry of the façade.

Inside, our design choices reflect a balance of form and function. Will and I often joke that you can see a clear distinction between our respective areas of influence—his focus was on practical, high-functioning shop spaces, while I concentrated on creating an office and public-facing environment that is both industrial and inviting. The result is an interior that prioritizes openness, with exposed concrete walls, metal beams, and spiral metal ducting. Our vision was to embrace the raw beauty of these materials rather than conceal them behind traditional finishes, and our builder rose to the challenge of executing this unique approach.

Our Favorite Features

Some of my favorite elements in the building include:

  • The Lobby’s Radius Wall – Mirroring the exterior, this feature is clad in tigerwood laminate, creating an unforgettable first impression.

  • The Floating Staircase – A collaborative effort with a welder, this custom-designed staircase features laser-cut metal risers, a sleek metal toe molding, and stained concrete steps.

  • The Collaboration Room – A space designed to inspire creativity and conversation, its defining feature is a floating “cloud” structure that casts a warm glow over a custom-made granite conference table. Laminated in tigerwood to match the built-in cabinetry, this design element brings a sense of intimacy to the high-ceilinged space.

Will also has a few favorite features that make the building uniquely functional and practical:

  • The Front and Back Parking Lots – “One of the most unique features of the building is the front and back parking lots. When we were planning the layout of the building on the lot, we needed employee parking for up to 50 people, as well as parking spots for over 30, 52-foot tractors and trailers. The design allows for easy maneuverability and access to the multiple bays.”

  • The Outdoor Patio on the Upper Mezzanine Floor – “This was a really cool feature, as we wanted to make the outdoors accessible to everyone during lunch breaks.”

  • The Concrete Floors – “Throughout the building, the concrete floors are highly polished, not painted. It makes for easy maintenance and cleaning, plus adds to the modern interior style while being extremely practical.”

As we transition into a new chapter, we are excited to find the right owner for 301 Welcome Center Boulevard. This building has been more than just a place of business—it has been a testament to thoughtful design, forward-thinking construction, and the entrepreneurial spirit that has driven JKS Incorporated for 40 years.

“301 Welcome Center Boulevard’s centralized location provides a substantial strategic advantage for businesses looking to expand their presence in the United States,” said Jordan Googe, Principal/ Broker of Googe Realty Advisors. “Located halfway between New York City and Miami, Florida, Welcome is part of North Carolina’s core economic development corridor—a growing hub of advanced manufacturing and technology focused economic development and investment. Economic developers across North Carolina agree the two main components needed to meet the current needs of international investment are Class A Industrial space between 50,000-100,000 square-feet and vacant land to develop spec builds. 301 Welcome Center Boulevard and our adjacent land listing meet both of those specific needs.”
